Ever thought about living in a resort community but didn't want to move
from the area? Well, in about 18 months you'll be able to live and
own your own home in a 30 acre, $95 million resort, in Southlake.

With
an anticipated official ground breaking this fall and a move-in
date of late 2007 or early 2008 a massive new complex will rise
out of a field once owned by Joyce Owen of Southlake on Southlake
Boulevard. This complex will be unlike any other residential
community in northeast Tarrant County.
The new development describes itself as follows; "Life at Watermere is truly care-free
-- leaving plenty of time to enjoy all the amenities and services the community has to offer. Not only is all exterior home maintenance taken care of (no more raking, mowing or painting), you also enjoy housekeeping and linen services and full service, restaurant-style meal selections."
Sally Vann, the
Sales Director said that Watermere is reserved for those
homeowners who are "62 years of age or better."
The best sites and views located in Watermere are already up for
sale according to Sally. Sally offers condo units from
$250,000 to $450,000 and Villas from $450,000 to $650,000.
She explained the project offers a great resort type lifestyle
with the advantages of home ownership.

The
life style planned for Watermere is one that offers "active
adults" home ownership and a long list of amenities. The
condo fees include 24 meals a month, weekly housekeeping services,
scheduled transportation, cable or satellite TV, emergency
response system and home maintenance.
The amenities planned for the community include, a full-time lifestyle director,
Indoor pool, concierge service, fitness classes, wellness center, spa, restaurant, coffee bar, numerous scheduled social recreational and educational events,
travel planning and travel club membership, scheduled transportation,
salon, media/theater room, convenience store, club room (cards, games),
library with Internet access, member’s lounge and bank service with ATM.

The
project is being developed by local investors, Richard Simmons,
Craig Spaulding and Scott Simmons under the private company banner
of Southbay Partners. Richard Simmons has been building and
developing real estate for the past 20 years throughout the United
States, with an emphasis on single and multi-family
developments. Craig Spaulding has been in the real estate development business for the past 20 years and as a former vice president with The Prudential Realty Group in their Houston, Dallas and Miami offices, he has been involved in developing office, hotel and industrial properties.
Scott Simmons has been in the architectural design and construction management business for the past 20 years where he has worked for HKS Architects in Dallas, one of the leading architectural firms in the US, as well as Trammell Crow Company and David Weekly Homes, where he became the Area Manager specializing in residential home design and building. In 1991, Scott established his own luxury homebuilding company in the Southlake, Colleyville and Grapevine areas.

The condos feature
homes from a cozy 1,000 sq ft to 2,000 sq.ft, 3 bedroom
units. There are a number of floor plans to select from and
the homes are built with the feel and look of classic custom
homes. |

The villas also come
in multiple floor plans ranging from 2,000 sq ft. to 3,000 sq. ft.
with attached two car garages. Both the condos and villas
feature full gourmet kitchens with built-in refrigerator, self-cleaning range, microwave oven and custom cabinets with choice of color and style
and offer custom a standard finish that will include granite countertops in all kitchens and baths.

living regional market. Sally explained that
Watermere is a facility for "active adults" in
contrast to senior living centers that are classified as
"assisted living." "The type of
independent life style our residents exhibit is one reason
we located in Southlake," explained Sally. "The
'healthcare mode' in our case provides classic residences
and custom home quality. Watermere is an upscale
development built in an upscale community providing a
prestigious address for our residents."
The plans include 152 luxury condos in two multi-story
buildings and 85 prestigious villas. Taking into
consideration the needs of the target market, the project
will also include a separate assisted living area.
"We know that residents in this age range also may
have the need to find a home for an elderly parent.
We will provide our residents a "first right" to
reserve from 100 units known as Watermere Isle, an
assisted living area. This is simply another way to
help make sure our residences have the opportunity to
complete enjoy their experience living on the Watermere
campus," explained Sally. |
Sally said that buyers
can reserve their preferred location by placing $1,000 in escrow
and she will be happy to meet and discuss the details.
