RIBBON
CUTTING FOR MAIN STREET

| The
ribbon cutting officially opening Main Street, into the Villages
of Colleyville, was held this morning.
An estimated crowd of 50
showed up to witness the event. Main Street will be the major
entrance into the Villages of Colleyville project and a stone
bridge has been constructed.

There
has been some speculation that the success of the Southlake Town
Center may be problematic for the Villages, since some tenants
were rumored to originally be considering the Villages. Richard
Myers, the developer of the Villages, stated that the success of
the Southlake center actually bodes well for his efforts. |
| He
said, if the Southlake project was not having success, there would
be a concern. Myers indicated that he is still seeking a different
tenant mix and the Southlake center has absorbed some "big
box" type retailers, and the Villages were not seeking those
type tenants. |

Regarding
the relationship with the City of Colleyville, Mr. Myers confirmed
that he had received some reimbursement for limited
infrastructure, such as expanding drainage pipes, but not other
funds. Myers said no TIF Funds would be received until the project
began to generate property taxes.
On the matter of
the medians, Mr. Myers was asked why the necessity to put the
medians in at this time. Myers indicated that the medians were
part of an overall improvement and that he understood that TexDot
recommended the median because of the many driveways that
currently access Hwy. 26. Myers confirmed the cost of the medians
was actually $70,000 not $700,000 as reported in the Fort Worth
Star-Telegram editorial. Myers pointed out that he owns the
shopping center immediate to the East of the median and he has
received complaints from his own tenants in that area.
Myers further noted that he
would have preferred not to put the medians in at this time. He
indicated that if he felt the medians could have waited for another
two years, he would gladly not spent the funds for construction now. |

Myers
also indicated that Main Street and Hwy 26 will be a 4 lane
intersection in the future. He said that Main Street will connect to
Thompson Terrace providing access from Glade Road. He also stated
that part of Pleasant Run, being constructed by TexDot, was now
under construction. He concluded the completion of this area will
provide better traffic flow |
