The problem I have with this “analysis” is that it does not at all take into consideration the years of over-payment prior to 2015. The 2014 assessed value of Pardo’s property is way out of line with the cited comps. She should have protested much earlier to get in line – the Dallas Morning News article did NOT mention the fact that the next nearest comp was only $463K in 2014! The decline in value is areversion to a mean. As a real estate investor I have been long real estate for 3+ years and benefitting from rising values driven by limited supply and increasing demand in this favorable macro environment. For better or worse there is a lot more “art” than science involved in Appraisals and as usual the onus is on the taxpayer to prove innocence. I protest every year sometimes I win sometimes I don’t. I encourage every property owner to protest or at the very least pay attention to comps – the info is easily available.
